This is a very solid custom built, 3 bedrooms, 3 bath all brick home on a 0.83 acre, welldrained, low maintenance lot along 144' of prime bay frontage. The home was designed byRichard Fouquet, Architect, PA of Santa Rosa Beach, FL with apparent special attentiongiven to requested comfort features, interior finish details, layout symmetry and visiblearchitectural/structural details. Construction commenced in 2011 and was completed inearly 2012. The home's chosen placement on the lot allows for easy access all around androom for an accessory dwelling unit, swimming pool, or outdoor kitchen with excellent bayviews and frontage. The original design was such as to suggest various options forenlargement to 5 or more bedrooms. The home is configured to provide easy access to almost 2500 sf of fully finished, lower level, primary living space that includes a large master suite, guest bedroom and open-plan kitchen, dining and living area. Overlooking the master bedroom there is an additional 250 sf fully finished 2nd level loft-office space which also acords a good bay view. There is a 493 sf screened and covered back porch with motor operated clear vinyl weather curtains which serves very well as additional climate controllable living space. The master bath, master bedroom, kitchen-living-dining area and enclosed rear porch all provide expansive, grand views to the northeast of Chocktawhatchee Bay and the intracoastal waterway. The 2nd level, "3rd bedroom" is a 643 sf "studio apartment" with its own HVAC system, laundry room, closets, full bath and attached covered porch. This unit is stairway accessible from the lower level's main entry foyer or by an outside stairway with its own adjacent parking spaces. Below the studio there is an approximately 630 sf garage area including 2 large parking spaces with 9' wide hurricane rated doors plus an entryway-closet and secure tool room. The garage is fitted with new, heavy duty door openers. Altogether the house includes approximately 3,670 sf of heated and cooled living, storage, and utility space with 1,437 sf of attached covered porches for an "under roof" total area of 5,100 sf with additional front and rear tiled patios of 272 sf. All the walls, roof and raised floors of the climate-controlled spaces are spray-foam insulated. This attractive, strong built, pile supported structure has laminated vinyl plank flooring, lots of built-in shelving, spray foam insulated walls and roof and a surrounding deck. The lot on which the house is situated contains 8 native evergreen mossy oak trees, 3 cypress trees, 2 tall pine trees plus an evergreen holly tree and azalea shrubbery. The waterfront area is bounded by a 40" wide, travertine tiled, end wrapped, reinforced concrete seawall backed by concrete riprap. There is a 460 sf "Trex" covered deck on the land side with a pile supported, covered boat dock set at the end of an approximately 115' access pier/walkway. The pier and dock surfaces are also decked with Trex planking. The dock is supplied with both freshwater and electric service for the boatlift, lighting and accessories. All the remaining open surface of the property (excluding an asphalt and brick paved circular driveway) is covered with a bed of Cypress mulch underlain by a layer of permeable "geo-tech" fabric to prevent weed growth and provide a uniform, firm, permeable, drivable surface that insures good drainage, plenty of parking and low maintenance. This landscape scheme allows for minimum ongoing maintenance along with easy development of additional accent areas as desired. Both side boundaries of the property are fully fenced at 5' to 8' heights with dog-eared cedar planking for security and privacy. The fencing is coated with a "25 year rated" dark green "25 Year Behr Waterproofing Stain and Sealer". The 60' street frontage is secured by an 8' tall aluminum picketed fence and automated sliding gate. Built-in 36" six burner gas Cooktop. New Quartz central island and dining area counter tops installed lower level late 2024. All wood custom-built cabinetry on lower level. All wood factory cabinets in 2nd level studio apartment. Independent Six-ton zoned and Two-ton "Water Furnace" Geothermal HVAC systems for main house lower level and studio apartment. New Whirlpool 40-Gal Hot Water Heaters with Geothermal pre-heat systems. New LiftMaster wall mount Garage Door Openers. All new 3/4" White Oak floors on lower level of main house. Most of Interior and Exterior freshly painted 2024. Currently reliable high speed internet service by Mediacom (Fiber Optic Service by AT&T promised soon). House constructed with 6" exterior (and most interior) stud walls. Premium door, window, base and ceiling trim work throughout. Instant (recirculating) hot water to all Main house faucets. There are three 5' x 10' x 2.5' exterior brick walled planter boxes with irrigation service on 3 sides of the house ready for planting.
